Cornerstone Retail Porterville
End Use?: Retail and other: 3-story office building w/ground floor retail and 2nd/3rd-floor office spaces for the County of Tulare District Attorney's and Public Defenders offices.
Why SIPs?: SIPS were selected due to the aggressive construction schedule and high-performance requirements.
Benefit of SIPs: Reduced construction time and labor costs. SIPS were highly energy efficient and became an integral part of the wall and roof system.
Innovative Design Elements: We were able to use the SIP system for the shear rather than a moment frame system which allowed us to provide larger storefront openings at the ground level.

HVAC: Mixed between conventional packaged rooftop units and split system units
Energy-Saving / Energy-Efficient Products:
- The SIP system became an integral part of the building's exterior envelope system; meeting T24 and Cal Green requirement
Solar: The roof system is designed for future installation of solar panels
Client Comments: "SIPS allowed us to use a less expensive shear wall system, rather than a moment frame, and also allowed us to reduce the number of supporting columns within the building. Both items allowed for the building to have better leasing and tenant improvement opportunities."
