SIPS Jobsite Install Video #6: Sealing A SIP Structure Successfully
Sealing a SIP Structure is one of the most critical aspects for a successful installation. Installing proper sealant between joints ensures a true air seal, and helps mitigate moisture issues. See how this is done in the field in our #6 installation video.

We connect our SIPs (Structural Insulated Panels) to one another using an insulated spline system.
The first step in the process is to apply sealant to the foam core. Two continuous lines of sealant are applied—each one about an inch from the edge of the foam—and a closing line is added at the very end. It's also crucial to seal around every electrical chase opening. No matter where the chase is located—whether at the end of a panel or elsewhere—you should apply a full circle of sealant around it to ensure airtightness.
Next, the insulated spline is inserted into the spline pocket. As the spline seats into place, the sealant compresses, creating a strong, airtight connection between panels. This not only prevents air leakage but also ensures long-term durability of the joint.
When joining panels, you’ll notice the team pulling the panels tightly together from one end to the other. This is critical. Getting the panels as tight as possible is one of the most important parts of the installation process. The sealant alone can't compensate for a poorly fitted panel—if there are gaps, no amount of sealant will completely eliminate air leakage. That’s why ensuring tight joints is emphasized heavily during installation.

Our construction details also call for taping over the SIP joints after panel installation. Taping further reduces vapor drive through the joints, decreases unwanted air movement, boosts energy efficiency, and increases the overall durability of the building envelope.
