A Burnaby family set out to build a home their children and grandchildren could inherit. That goal shaped every decision on the project: an energy-efficient envelope built to perform for generations, sized to accommodate a growing and extended family, and constructed to BC Energy Step Code 5, the province's highest performance tier.
West-Eco SIPs partnered with JDL Homes Vancouver to deliver the building envelope, combining an ICF foundation with SIPs panel walls and a SIPs panel roof.
Design and Sustainability
The mechanical systems were selected to match the reduced loads of a high-performance envelope. A mini-split heat pump serves as the primary source of heating and cooling, with electric baseboard heaters as secondary backup in the unfinished basement. A hybrid heat pump tank supplies hot water. To minimize envelope protrusions, an HRV manages air exchange and bathroom fan controls. No gas service was required anywhere in the home.
The final blower door test measured 0.48 air changes per hour at 50 pascals, a result that places the home well within net-zero-ready performance.
